Land transfer tax
The most significant closing cost as a buyer you can expect to pay when purchasing a home is land transfer tax. In addition to Ontario Land Transfer Tax, Toronto buyers are also responsible for Municipal Land Transfer Tax. First time buyers, however, are eligible for a rebate up to a maximum of $3,725.
In addition to your land transfer tax, you can expect there to be several other costs associated with your purchase, called ‘closing costs’, which we can discuss with you in greater detail.

Mortgage information
Getting a pre-approved mortgage will give you the confidence of knowing what you can spend on a home before you start your search. It also means that the interest rate at which you are approved should be guaranteed for approximately 90 days so you will be protected against rate increases. Buying a home is one of the most important investment decisions you will make in your lifetime. As such, it makes sense to enlist the services of a qualified home inspection company to ensure that there are no major issues or repairs that need to be addressed.
A home inspection will determine the structural and mechanical soundness of the home you are considering.
