Elements of an offer
There are six key components to an offer. These are:
Price
Depending on the local market conditions, the price you are offered may be different from the asking price.
Deposit
The Buyer’s deposit shows good faith and will be applied against the purchase of the home when the sale closes. We will advise you as to whether or not it is an appropriate amount.
Terms
The total price offered and the financing details. The Buyer can arrange their own financing or ask to assume your mortgage, depending on whether or not it has an attractive interest rate. It is unusual that a Buyer would ask to assume the Seller’s mortgage in today’s market.
Conditions
These might include “home inspection”, “obtaining financing”, or “selling their property”. There are many different possible conditions which we will go over with you.
Inclusions and Exclusions
These would include appliances, light fixtures, window coverings, etc. We list which items will be included and excluded from the sale of your property.
Completion Date
The day the title of the property is legally transferred and the transaction of funds finalized.
