We are there for our clients every step of the way. It is essential that you feel well represented at every stage of the transaction. Our goal is to pair you with an agent from our team who specializes in what it is you are looking for and who can focus their full attention on your search. As a team, we are in continuous communication with our clients as well as each other. Any time you have questions, concerns, want to see a property or when you are ready to offer on a property, you will always be able to reach us. From the minute you start the search you will have our cell phone numbers and can expect a prompt response to calls and emails. We understand your time is valuable and we don’t want to waste it by showing homes that are not the right fit. Once the search has begun, your agent will preview every listing before showing it to you.
We also work hard to guarantee that we are consistently informed of the market, what is listed and what homes are selling for. We often know of properties that are available “quietly” as well – not for sale on the MLS system. We take our job very seriously but we also want to make sure that the search for a new home is enjoyable.
We start by taking the time to understand your budget, must-haves, dislikes and neighbourhood preferences. Then we carefully select listings that meet your criteria. While we’re looking at homes, you can count on us for guidance and advice on everything from neighbourhoods and schools to renovation costs. You will never feel rushed or pressured – we want you to end up in the right home and will work for as long as it takes to find it.
Please find below some information you might find helpful when considering a purchase.
Land transfer tax
The most significant closing cost as a buyer you can expect to pay when purchasing a home is land transfer tax. In addition to Ontario Land Transfer Tax, Toronto buyers are also responsible for Municipal Land Transfer Tax. First time buyers, however, are eligible for a rebate up to a maximum of $3,725.
In addition to your land transfer tax, you can expect there to be several other costs associated with your purchase, called ‘closing costs’, which we can discuss with you in greater detail.

Getting a pre-approved mortgage will give you the confidence of knowing what you can spend on a home before you start your search. It also means that the interest rate at which you are approved should be guaranteed for approximately 90 days so you will be protected against rate increases. We are able to recommend mortgage specialists who would be happy to answer any of your questions.

Buying a home is one of the most important investment decisions you will make in your lifetime. As such, it makes sense to enlist the services of a qualified home inspection company to ensure that there are no major issues or repairs that need to be addressed.
A home inspection will determine the structural and mechanical soundness of the home you are considering. Your home inspector will identify existing and potential problem areas, suggest practical solutions, and provide estimates regarding costs for any work required. Shortly after the inspection has taken place a report summarizing the findings will be provided to you.
Home inspection costs range according to size, age, and location of the home. We can recommend reputable home inspection services.
You will need a lawyer to buy or sell a property. Their role is to represent your interests and process the legal documentation required. We can provide you with the names of legal professionals who specialize in real estate.
